This website is operated by S&S Property Services LLC ("S&S," "we," "us," or "our"), a property services company based in Wausau, Wisconsin. You can reach us at SSPS@SSPropertyServices.com or 715-302-8562.

We only collect what you choose to give us. When you submit the quote form, we collect your name, phone number, email address, property type, the service you are interested in, any message you write, and any photos you attach. For security and abuse prevention we also record the IP address and browser identifier of the device used to submit the form, along with the date and time.

If you call or text us, your phone number and the content of your messages are received by us in the ordinary course of business. We use a basic, privacy-respecting visitor counter that reports aggregate page views; it does not build advertising profiles of you.

We use your information to respond to your request, prepare and discuss an estimate, schedule and perform work, and keep records of our communications. We may contact you by phone, text, or email about your request. We do not sell, rent, or trade your personal information, and we do not share it with third parties for their own marketing.

We share information only with service providers who help us operate — for example our website host, database and file storage provider, email delivery service, and text-message provider — and only as needed to deliver those services. We may also disclose information when required by law, or where necessary to establish, exercise, or defend our legal rights.

Photos attached to a quote request are stored in a private, non-public location. They are not published, indexed, or made available to anyone other than S&S staff, who access them through short-lived, expiring internal links.

By uploading a photo you confirm that you own it or have permission to share it, that it depicts the property you are asking us to quote, and that it does not contain anyone else's private, confidential, unlawful, or copyrighted material. Please do not upload documents, identification, or images of people. We may delete any submitted file at our discretion, and we routinely delete photos once a request is closed.

Unless you give us separate written permission, we will not use your photos in advertising or on social media.

We keep quote requests and related records for as long as needed to serve you and to satisfy our business, accounting, insurance, and legal obligations — generally up to seven years for completed work, and a shorter period for requests that do not result in a job. You can ask us to delete your information at any time by emailing SSPS@SSPropertyServices.com, and we will do so unless we are required to retain it.

You may ask us to correct or delete the information you have submitted, ask what we hold about you, or ask us to stop contacting you. Reply STOP to any text message to opt out of texts from us. We will honor these requests promptly.

We take reasonable, industry-standard measures to protect the information you send us, including encrypted connections, private file storage, strict validation of everything submitted through our forms, submission rate limits, and access controls on our internal records. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

This website is intended for adults. We do not knowingly collect information from anyone under 18. If you believe a minor has submitted information, contact us and we will delete it.

You agree not to use this website or its forms to submit false, misleading, unlawful, threatening, harassing, defamatory, or infringing content; to impersonate another person or submit someone else's contact details without their permission; to upload malicious code or any file that is not a genuine photograph of the property in question; or to attempt to probe, scan, scrape, overload, or gain unauthorized access to this website, our systems, or our data.

Submitting a form does not create a contract. Estimates are not binding until confirmed by us in writing, and pricing may change based on site conditions. We reserve the right to decline any request, and to refuse, remove, or report any submission that appears fraudulent, abusive, or automated. Abusive or fraudulent submissions may be retained as evidence, including the IP address and time of submission, and reported to law enforcement or to the submitter's internet provider.

This website and its content are provided "as is" and for general informational purposes only. Service descriptions, photographs, and examples are illustrative and do not constitute a guarantee of any specific result, price, timeline, or availability. Some images on this site are illustrative representations of the services we offer rather than photographs of specific past projects.

To the fullest extent permitted by Wisconsin law, S&S Property Services LLC and its owners, employees, and contractors are not liable for any indirect, incidental, consequential, special, or punitive damages arising out of your use of this website or your reliance on its content, and our total liability relating to this website shall not exceed one hundred dollars ($100). Nothing in this paragraph limits our responsibility for work we actually perform under a signed agreement or accepted estimate. S&S Property Services LLC carries liability insurance for the work it performs; proof of insurance is available on request.

This website may display a map or other content provided by third parties. We do not control those services and are not responsible for their content or privacy practices. We do not fetch, display, or act upon any web address submitted through our forms.

This policy and any dispute relating to this website or to information submitted through it are governed by the laws of the State of Wisconsin, without regard to conflict-of-law rules. Any action must be brought in the state or federal courts located in Marathon County, Wisconsin, and you consent to that venue.

We may update this policy from time to time. The effective date above shows when it was last revised, and continued use of this website after a change means you accept the updated policy.
